Einziger Nachteil die Besitzer die im Nebenhaus wohnen können nur Italienisch, auch kein Englisch. Sind aber sehr freundlich und bemühlt.Mittels Smartphone und Translate Funktion geht es dann doch.
Fabulous villa in stunning grounds
We were a family group of 10 and hired the whole villa (both apartments) for one week. We loved the property, had plenty of space and really enjoyed the surroundings and pool. The owners were great, really friendly and helpful. We took advantage of the locally cooked meal at the property which was excellent - very enjoyable. The villa is within easy distance of various restaurants for eating out and we visited San Gimingnano, Siena, Lucca and Florence during our stay. Would definitely recommend this property and would love to return. Thanks!
We loved every minute of our stay at this gorgeous property. It was beautifully clean and comfortable, wonderful setting and within easy reach of the beautiful hill towns. We visited Florence, San Giminiano, Voltera, Siena and Cecina on the coast - just over an hour away and a lovely beach. The swimming pool was gorgeous- the best we have had in a rental villa and the hosts charming, despite the language barrier. They very kindly left us some delicious home made tomato sauce (delicious) as well as gorgeous homegrown tomatoes. All in all a wonderful week, lots of space for the kids and different spaces to sit for age ranges 10 to 71! The only thing we would recommend is that it is made very clear before people book that air conditioning/heating etc is not included in the price. Other than that we loved it!
Italian Villa surpassed our expectations!
We rented both apartments for ten days in May, 2017. We were in Italy for my son's wedding in San Gimignano. From the minute we drove through the gates, we were mesmerized with the immaculate grounds and stunning two apartment villa. Everything was comfortable and accessible. The owners were kind enough to surprise us with a few additions in the fridge: proscuitto, milk, water and also two lovely bottles of chianti on the dining room table. The exterior grounds are very well kept. There were at least four places to gather outside in comfy living room type settings. The pool was a gorgeous shade of blue and the inifinity-like edge had water running over the rocks providing a very pleasing waterfall sound. The inside of the upstairs villa had two separate bedroom suites--one on each side of the villa. Each suite had a shower and large bathroom so three people could easily share the room together. My husband and I shared ours with our 27 year old daughter and we had a lot of space for all our individual toiletries in the vanity across from the sink. There wasn't much room on the sides of the sink to place items, but we made it work. The kitchen was fully supplied with dishes, many different types of glassware from wine glasses, juice glasses, beer glasses and water glasses. There were bowls of several different sizes and all the pans you would need to cook on the cooktop. There wasn't an oven, but we didn't really miss it. There was a microwave, toaster, blender/juicer and dishwasher. Fresh towels were delivered half way through our stay. Throughout our visit, we were contacted to make sure there wasn't anything we needed. The pool was not heated, so we weren't able to go in; but we spent many evenings drinking wine by the side of the pool relaxing in the sunshine. We made three family meals in the villa and Neva made us an amazing dinner the last night were were there. We felt completely safe in the villa and on the grounds as it was a completed gated villa. San Gimignano was a short 15 minute or so drive and there was a grocery store within 20 minutes. The hardest part was keeping track of the hours the grocery stores and restaurants were open. Both were closed several hours each afternoon. The restaurants on the sides of the road open at 7:00 p.m. We flew into Florence which was about an hour's drive to the villa. We made day trips to Pisa, the Ligurian Sea, Rome (by train), and Florence. We would definitely return!

A really beautiful and characterful house. Furnished with antiques. Friendly hosts who helped when asked with help of a translating App Italian to English!
Great place for a relaxing stay
We stayed as a group of 6, parents, grandparents and children, in Orione during August. The house is furnished to a good standard and stays pleasantly cool even in the summer heat. We were worried the sleeping area on the mezzanine might get too hot but that didn't seem to be case and our girls had no trouble sleeping. The house is set up in the hills and there was often a welcome breeze during the day although the temperatures were cooler than we expected at night for sitting out so glad we had some warmer clothing with us. The large covered terrace that Orione has was a real benefit and has both dining table and lounge seating, with nice views out over the gardens. The external areas and pool were stunning, with a wide range of sun loungers and lovely shaded lounge seats to suit everyone. The pool is large and spotlessly clean. Each apartment has its own dedicated deck set in the gardens in addition to the very generous shared facilities. There's a large shared Bbq accross the lawn by the owners house which we made good use of as there is no oven in the apartment. Neva the owner was both welcoming and unobtrusive, and came with little treats; tomatoes, cheese, home cooked pasta sauce etc. Using iPad as translator we bridged the language barrier and Neva made several bookings for us, including a memorable dinner at Bel Soggiorno in San gimignano where she managed to secure us a table by the huge panoramic window. Martina was always ready to assist through email with any queries and Nevas maid brought clean linen at end of week 1 and put our laundry through their machine (there's no washing machine in the apartment). The house is very rural with no shops nearby, so you do need a car. The nearest supermarket is about 15 mins drive, there is a decent pizzeria about 5 mins drive from the house. The countryside is lovely so driving to the shops or to nearby towns was a pleasure and there are some stunning views in all directions. The major attractions of Pisa, Florence and Siena are all in easy striking distance by car, as are smaller towns like San Gimignano and Volterra. Parking can be difficult so go early or late in peak season, the sights are worth it though. Siena remains a firm favourite. Overall, this was a great holiday that everyone in the family hugely enjoyed, and we loved staying in Orione. Grazie Neva!
Charmante villa dans un environnement très agréabl
Accueil très chaleureux des propriétaires avec Neva qui était toujours aux petits soins avec nous ! L'appartement est très agréable et décoré de manière typique, très calme avec une belle terrasse nous permettant de profiter du magnifique jardin parfaitement entretenu. Également une très belle piscine avec une plage bien aménagée. C'est un lieu ressourçant et magique ! La position de la Villa est très bien située pour visiter la Toscane. A bientôt peut-être......
Beautiful Orione appartment.
This property is a two storey house plus roof space that stands in the grounds of the owners' larger home. We rented the upper apartment (Orione) which has two bedrooms plus a mezzanine floor built into the roof space with two single beds. There is another smaller appartment below but his was unoccupied at the time of our visit. It's best feature is a lovely long outside terrace with dining tables & chairs plus comfy rattan chairs for lounging. The grounds and garden areas were beautiful & we were given full access. The pool is a good size, very clean & has plenty of sun beds around it plus other thoughtfully built terraces where people can relax. The appartment itself is traditional in style, very spacious & cool. We stayed for a week in July & didn't need the aircon thanks to thick stone walls. Fans were supplied and needed on the mezzanine level which was where our two teenage daughters slept as it did get hotter up there - heat rises I guess! It is well equipped although it doesn't have an oven, just an electric hob and microwave. There is a barbecue area in the garden we were able to use however. The owners didn't speak English but were very friendly, very discreet & very welcoming. It's a lovely tranquil spot about 10km from the nearest town Montaione where there is a supermarket. It is necessary to drive everywhere from the villa as there is nothing within walking distance. All in all we very much enjoyed our stay, would love to return and wouldn't hesitate to recommend it to others.
Everything we hoped and wished for
Had an amazing week long stay in this villa with extended family. Gorgeous grounds and pool, lots of nice lounging areas, wonderful hosts, and perfect location. The apartments (the villa has 2 separate apartments, we rented them both) have all the modern conveniences and luxuries, but take you back to early Tuscan architecture. We were able to do day trips to Florence, Pisa, Venice, and Cinque Terre very comfortably. The villa is out in the country with the nearest town being about 10 miles away. Perfect place to unwind and relax. We saw the spiral arm of the Milky Way while laying in the hammocks every night. The only sad part was leaving. It was also nice to have Neva and Giovanni nearby for help and advice. We would recommend this villa without hesitation and hope to go back some day.
Beautiful villa, amazing location, welcoming hosts
This villa was everything we hoped it would be. Our hosts were warm and welcoming throughout our stay. Despite the language barrier, we were able to communicate with each other. They did everything they could to ensure we were happy and comfortable, from providing a table full of food and wine upon our arrival, to ensuring any problems we encountered were handled quickly (our stay coincided with some cool evenings and we had some trouble with the heating, which had to be fixed, but this was dealt with by our hosts). The villa is stunning. Our group of 8 adults and 3 children rented both apartments in the villa and both apartments were beautifully decorated with traditional Tuscan antiques. Both were very clean, with nice linens for the beds and comfortable towels for showering and using the pool. The beds were very comfortable. All cooking utensils we needed were provided. The grounds are impeccably maintained and so, so beautiful - very relaxing. Several areas for sitting and relaxing or eating outdoors. We would absolutely rent this villa again and would recommend to friends. The location is also great - San Gimignano is a 20 min drive, Siena is about 45-min drive, Florence 1 hr, Volterra about 30 min, Chianti region was about 1 hour. This is an experience we will never forget and hope to repeat someday soon!

Beautiful Place . . . Peaceful, Relaxing, Magical
This place was perfect. There are two, 3-bedroom units within the guest house as well as the main villa where the owners live (the owners tell us the buildings were built in 1700). Each of the units was beautifully updated and had there own private outdoor spaces along with a shared pool. My husband and I were there with my sister and brother-in-law, and we felt as though we were the only ones there. This place exceeded our expectations, and is everything you would want it to be for your vacation "under the Tuscan Sun!" Through arrangements made prior to our visit, the owner cooked for us on our last night there. The food was superb, the ambience was festive and the vacation memories - priceless!
Stunning Tuscan Villa with privacy
Our family stayed here in September and loved every minute. We were in the downstairs apartment (there is another one upstairs) which was very comfortable and has an authentic Tuscan feel. We enjoyed the indoor/outdoor flow for mealtimes on the patio. The grounds are incredible - immaculately kept - and the pool area is large and has several comfortable seating/lounging areas. The owners live on site but respected our privacy and, although we couldn't speak each other's language, were extremely friendly and hospitable. The villa is very private and quiet but in a good location to tour the area by car. We would highly recommend the place - we found it to be charming with luxurious grounds and we felt truly relaxed there. A wonderful family holiday we'll never forget.
Wonderful Time had by all
We stayed in Osservatorio - 4 adults and 2 kids in August 2014. The grounds were magnificent and the pool just sublime. Owners didn't speak English but we got by and they were very friendly without being obtrusive. And gave us some lovely fresh fruit! The house was very comfortable with everything you could need. Info on nearby restaurants and all recommendations were great. Perfect location for exploring Tuscany. Lovely BBQ area too which we enjoyed with food from nearby Spar being very good. I would certainly recommend any of the villas here as they were all of an incredibly high standard. One point - a car is essential.
it was a great holiday!
It was 5 of us in the apartment - 2 adults and 3 children. I'd say this is probably the most that comfortably fit in in the space. The villa is well equipped– everything was in good shape and worked properly. The garden and the pool are beautiful, although we travelled every day and did'd spend much time by the pool, coming back to a comfortable outdoor space was a reward at the end of the day. The villa location was excellent. The owners were very friendly and helpful. We used their tips exploring the areas nearby and found some treasures. The drives around the property is a quintessential Tuscany as gorgeous as can be. It was a great week.
Wonderful place, great hospitality
We were 8 adults, parents and our children with partners. It is a wonderful place, everyone had his own privacy, the equipement of the appartements was very luxuary and comfortable. The garden, the terrasses, the great pool..., It was all marvellous. The hospitality was great. The owners respected our privacy but they were also very friendly and helpful. All information about restaurants, shops and trips was available. We had a wonderful stay and we certainly come back!
2 families who didn't want to leave!
We stayed at this property for a week in July/August and had a wonderful time. We were meeting friends in Tuscany and so this property was ideal. The large guest house is split into two 3 bedroom units, each with their own kitchen- living area and outdoor space. The tables on each of the verandas could accommodate all 10 of us when we were having meals together. The grounds are gorgeous, the pool is lovely, it is all even more beautiful than in the pictures! We enjoyed drinks on various spots around the garden in the evenings! There are lots of pizzeria's and restaurants within 10 min if you don't want to cook, but the pool and the garden were so amazing we often just grilled and went out for one meal a day. The house is close to do a day trip to Pisa, Volterra, Florence and we went to San Gimignano for dinner one evening...even the drive through the countryside is amazing. Italy is crowded and hot during the summer, it was so nice to have this property to come back to. We felt like we were at a small luxury hotel whenever we were by the pool, which was all day everyday- only we didn't have to share! I would highly recommend this house. One night we had Neva the owner who lives in the main house with her husband cook for us and I highly recommend it! It was amazing!
Fantastic property in a stunning location
We had the downstairs apartment which was beautifully maintained and an excellent size for a family of four but would still be great for 3 couples. Lovely sitting area and excellent kitchen. Even though we were there during early August we did not need to use the air conditioning due to the fact the apartment is kept in shade all day and never really got too warm. The owners were on hand but left us to enjoy our break without intrusion. The two fantastic apartments and the owners stunning home are in an enclosed area which is just stunning. The property has beautifully kept gardens and an excellent (large) swimming pool. Even though there was another family in the upstairs apartment it still felt like we had the place to ourselves. The property is only a 10 min drive to Gambassi Terme and around 20 minutes to San Gimignano. San Gimignano is a stunning place and worth more than 1 visit. Would recommend either early morning or later in the day when it is a little quieter. Florence, Siena and the Chianti region are all within easy reach. I would recommend them all. For supermarkets, there is a small Spar in Gambassi Terme which was ideal for picking up a few things for the first few days there. However, for a bigger shop I would recommend the COOP which is around 30 minutes drive away in Castelfiorentino. Better choice and reasonably priced. A car is definitely recommended. We would recommend this property without hesitation and would definitely consider returning.
